Private Sector Housing - Empty Homes
Empty properties are a wasted resource, particularly when you consider the number of people on the housing waiting list. Our role is to identify empty properties in the District so that we can offer their owners advice and support to bring them back into use.
Benefits to the local community include:
• Improves the appearance of the neighbourhood.
• Provides housing for local people in need of a home.
• Eases the pressure of housing development on greenfield sites.
• An increase in the value of neighbouring homes.
• Increased trade for local shops and businesses.
• Reduces the risk of squatters, vandalism and crime.
Benefits to the property owner include:
• Peace of mind and additional security.
• An occupied property in good condition will increase in value.
• Rental income.
• Council Tax paid by the tenants.
Can we help you get your empty home back into use?
Under the Housing Act 2004, Local Authorities have the power, in certain circumstances, to take over the management of properties that have been left empty for over six months. At East Hampshire District Coucil we would prefer not to have to use these powers and we are seeking to contact owners of empty homes to see if we can reach voluntary agreements instead.
If you have a property which is empty we are happy to offer advice and assistance regarding renovation works, letting arrangements, sale or redevelopment potential. We are also happy to discuss the affect that the new legislation may have on you.
