Most common omissions resulting in invalid applications

Over half the planning applications received by the Council are invalid on receipt.

These are the most common reasons for an application to be made invalid:

• Dimensions of new works and distances to boundaries are not indicated on the block plan

• Site levels, finished floor levels and cross sections (or written confirmation that site is level)

• An original signed and dated application/agricultural certificate

• Valid Ordinance Survey license numbers are missing from location and block plans

• Tree information - If there are trees on a site which are covered by a tree preservation order or in a conservation area (however far from the proposed development) a tree survey and method statement are required to be submitted with an application.
